HOW MUCH DOES IT COST TO BUILD YOUR HOUSE IN QLD?

How much does it cost to build an house in Queensland?

Interesting questions, and obviously fairly open-ended.  The size and location of the house you want to buy or build, the cost of the land itself if you’re building, loan establishment fees, lender’s mortgage insurance, solicitor or conveyancing fees, building & pest inspections, rates, etc.  The list can be quite long of things you need to take into consideration when considering a new house, whether it’s a new build or an established home.

Having a realistic budget in place before you get too far into the process is really the best way to start.  No point wishing for a 5 bedroom mansion on the beachfront when your budget really only allows for a 3 bedroom bungalow in the suburbs.  Unless a lotto win drops in your lap, you’re probably going to have to make some compromises so start with the non-negotiables and work from there.

Typically, inner city living will be more expensive than outlying areas but they are often on smaller blocks in a higher density.  This may suit you perfectly, especially if you’re a young single or couple looking to be close to the action.

The suburbs and outer areas can provide more space and larger blocks of land, which allow for larger homes.  Travelling times might be lengthened but may be balanced against the lifestyle.

Average prices in different areas can be found by researching real estate websites.  Make contact with real estate agents in the areas you are interested in and pick their brains about what’s on offer and the prices.  It won’t take too long before you have a pretty good handle on what the benchmark is for the area and size of house or land you’re wanting to buy.  While agents typically work for the vendor or seller, they want to get a sale done and will usually be helpful.  Just make sure you have some knowledge behind you and know what questions to ask.
